
Pre-applications
Pre-applications are helpful in flushing out obvious issues from the planning authority early on. The council has rules to meet, so it’s best to understand their concerns before committing to detailed drawings, which might be refused. The authority’s comments are helpful and it is important to keep them on your side.

Taking note of the council’s comments on the pre-app, we submit formal drawings for planning consent along with supporting documents.
We follow planning consent with a Building Control submission and co-ordinate Party Wall matters where they arise.

Design and planning
Why not just ask an architect? Many people do. The main difference between us is that we design an extension, or remodel a home, with the actual kitchen, lighting, heating and other features, ensuring the scheme works as a whole. You may find that an architect will design your extension with notional fittings. You want to avoid having to resubmit a planning application because a window is in the wrong place for the kitchen sink – we’ve seen it happen!

3D visuals
Uniquely, our 3D models help clients to understand their renovation more easily. Most architects do not offer this service as standard. We spend a lot of time with our clients, making sure that the proposed design meets their needs. When the design is agreed, we create planning drawings from the same software. Planning and your neighbours
It is crucial to inform your neighbours of your proposals before submission and to keep them informed of developments. They may not support your plans and might even object to them formally; but taking the trouble to engage them and understanding concerns early in the process will save significantly on time and cost, and maintain goodwill. Above all, you should act reasonably throughout; having professionals on board will make your job easier.

We eventually receive planning consent for our clients and move forward with construction drawings, building control and planning the renovation in detail.
