Continuity is important in any project, so clients usually engage us from design to completion. You can follow a typical engagement in our home renovation case study.
We offer three levels of project management; and only for our designs:
- full project management – this sees us on site several days per week, overseeing the project in detail.
- consultancy – clients may choose to manage the project themselves, but ask us to attend a weekly site visit and provide general consultancy.
- on-going support – this amounts to one hour’s advice per week.
Full project management
Having produced the design and helped our clients to select a contractor, we would oversee the build and supply products for installation.
Consultancy
If clients prefer to manage their own build to save money, they still find it useful to tap into advice as and when they need it. And it’s always good to have an independent specialist around to help.
A case in point was this new build. We assisted the clients through the design stage, laying out each room and specifying interior design features including lighting, flooring, home network, kitchen and bathroom. The clients chose to manage the contractors themselves, having us on call to meet with their contractors periodically. We also provided advice on tiles, skirting, front doors, colours, carpets and a host of other features.
Ongoing Support
We offer ongoing support where a client has taken our basic design and can organise trades and handle supply for themselves. We suggest ideas for suppliers and offer general advice on a more ad hoc basis than the consultancy option above.
Project management for interior design projects
Nick has managed £multi-billion projects in a previous life and now applies those principles to renovating homes with a significantly shorter timeframe! The basic approach is the same whether the project value is £1Bn or £10 000. You need a concept, a requirement, a specification, sufficient funds, a contractor with a contract, a schedule, and acceptance of the finished renovation. During the project you monitor progress, oversee deliveries, check quality, manage change and authorise payments. That’s what we do for you.
Building contract
Whilst the contract for quality, timescale and price remains between the client and contractor, we act as contract administrator, co-ordinating activities on a daily basis.
Supply
At the right time in the schedule, we supply floors, kitchens, bathrooms, soft furnishings, home entertainment and furniture. We also design and install bespoke items.
Project management fees
As a guide:
- Our full project management fees are typically 10-15% of the total price of the project.
- Consultancy would be £440 per month plus VAT (based on 1 site visit per week).
- On-going support would amount to £240 per month plus VAT (based on 1 hour per week telephone and email support).
Any time over and above the hours stated above would be £60 per hour plus VAT.
Design and build
A final word on why continuity is important. Because we create the design and have the vision, it is logical for us to see the project through from start to finish. Our initial concepts develop into a design, some of which require planning consent and building regulations approval. We engage structural engineers, architects, and Party Wall surveyors, arrange competitive tenders and oversee contractors and trades. In the full project management option, we are intimately involved in the detail from beginning to end.
